What the role is really about
This role is about much more than fixing things when they break. It's about taking pride in our buildings and creating environments that people can rely on. Working across our charity's estate, you'll carry out reactive and planned maintenance, support health and safety compliance, maintain grounds and communal areas, and help ensure our properties consistently meet statutory, mandatory and legal requirements. You'll work closely with the Facilities Management Team and colleagues across the organisation to keep our buildings operating safely and effectively every day.
What you'll do
You'll:
• undertake day-to-day maintenance and cleaning duties across YMCA properties
• respond promptly to maintenance defects and repair requests
• maintain appropriate stocks of maintenance supplies, tools and materials
• take responsibility for ordering and inventory management to prevent delays in work
• set up rooms and facilities for community bookings and events
• move furniture and equipment where required
• ensure grounds, gardens and outdoor areas remain clean, safe and well maintained
• support the management of waste and recycling streams
• carry out planned preventative maintenance programmes under the guidance of the Facilities Management Team
• complete routine inspections, testing and monitoring activities including emergency lighting, fire alarms, fire extinguishers and water safety checks
• ensure maintenance equipment remains safe, functional and fit for purpose
• undertake repairs and maintenance works within your level of competence
• supervise contractors on site and inspect completed works where required
• monitor work schedules and maintain accurate records of completed works
• clean accessible guttering and drainage systems as required
• maintain records using YMCA's asset management system, ComplyNC
• undertake property inspections and identify repair requirements
• support the turnaround of void accommodation to ensure properties can be re-let quickly
• carry out basic carpentry, plumbing and building maintenance works
• undertake decorating and finishing works including painting, varnishing, tiling and glazing
• replace fixtures, fittings and lamps where required
• provide a first-line response to incidents including fire, flood, break-ins and property damage
• ensure all works comply with health and safety legislation and safe working practices
• provide cover and support across the wider YMCA property portfolio when required. Every task contributes to creating safe, welcoming and compliant spaces for the people we support.
What success looks like
Success in this role isn't always measured by major refurbishment projects. Often it's the smaller things that make the biggest difference. A repair completed before it becomes a larger issue. A room prepared quickly for a new member. A safety check completed thoroughly. A community room ready for an important event. Or a building that simply works exactly as it should. Your work will help create environments where YMCA services can thrive.
The person we're looking for
We're looking for a practical and proactive individual who takes pride in maintaining high standards and enjoys solving problems.
You'll have:
• previous experience in caretaking, facilities or maintenance roles, ideally within housing, residential or community environments
• knowledge of general building maintenance, grounds maintenance and repairs
• a strong awareness of health and safety requirements and safe working practices
• confidence carrying out a range of maintenance tasks within your competence
• good IT skills and the ability to use digital systems to manage records and work schedules
• an understanding of compliance, inspection and preventative maintenance processes
• a full UK driving licence and willingness to travel between YMCA sites.
A First Aid at Work qualification would be desirable, although training can be provided. Knowledge of Health and Safety legislation and qualifications such as IOSH or NEBOSH would also be advantageous.
