HEAD OF PROPERTY MANAGEMENT

An excellent opportunity has arisen for an experienced property management professional to take on a senior leadership position with a highly successful and well-established independent estate agency.
This is a key appointment within the business, taking responsibility for the leadership, performance and continued development of the Property Management function.
We are looking for an accomplished Property Management professional who combines excellent technical knowledge with strong leadership skills. You will ensure the department operates efficiently, compliantly and to consistently high standards, while supporting, developing and motivating the Property Management team.
This role would suit an experienced Head of Property Management, Senior Property Manager or Property Management Team Leader looking for the opportunity to take greater ownership and play an important part in the future development of a substantial lettings operation.
THE ROLE
As Head of Property Management, you will oversee the day-to-day operation and performance of the department, working closely with senior management and the wider lettings business.
Key responsibilities will include:
• Leading, managing and developing the Property Management team• Ensuring consistently high standards of service to landlords and tenants• Managing workloads and ensuring the department operates effectively and efficiently• Training, coaching and mentoring team members• Conducting regular one-to-ones, appraisals and performance reviews• Maintaining and improving processes, procedures and service standards• Ensuring full compliance with current lettings legislation and industry regulations• Providing guidance and support on complex Property Management matters• Overseeing tenancy renewals, deposit matters, disputes and tenancy-related issues• Ensuring maintenance and repair issues are handled effectively and within appropriate timescales• Managing escalated landlord and tenant issues and complaints• Monitoring departmental performance and identifying opportunities for improvement• Working closely with branch teams and the wider lettings operation• Developing strong relationships with landlords, tenants, contractors and suppliers• Ensuring systems and property records are accurate and maintained to a high standard• Supporting the continued growth and development of the Property Management function
THE PERSON
This is a senior role requiring substantial experience within residential Property Management.
The successful candidate will ideally have:
• Extensive residential Property Management experience• Previous experience managing or supervising a Property Management team• Strong and current knowledge of residential lettings legislation and compliance• A proven ability to lead, motivate and develop people• Excellent organisational and problem-solving skills• The confidence to make decisions and take ownership of challenging situations• A strong customer service ethos• Excellent communication skills• The ability to manage competing priorities within a busy department• Strong IT and property management software skills• Excellent attention to detail• ARLA/Propertymark qualifications would be advantageous
