Are you ready to take complete ownership of a busy, expanding school estate? A prestigious secondary school in Swindon is looking for a proactive, experienced Facilities Site Manager to head up their premises department on a permanent, full-time basis, starting immediately.
In this crucial management role, you will be the linchpin of the school’s physical infrastructure. You will lead the estates team from the front, balancing strategic facilities planning with hands-on problem-solving to ensure our campus is safe, compliant, and ready to inspire every single day.
Job Overview
Reporting directly to the Operations Director, you will assume total responsibility for site management, statutory health and safety compliance, premises security, building maintenance schedules, and the direct supervision of caretaker staff. This is an autonomous, high-impact role designed for a dynamic leader with a strong background in property maintenance, estates, or facilities management.
Key Responsibilities
Estates & Maintenance Strategy: Direct both planned preventative maintenance (PPM) and reactive repairs across all school buildings, grounds, and utility plants.
Health, Safety & Compliance Lead: Maintain rigorous compliance with statutory regulations, including managing fire safety, asbestos logs, legionella testing records, and regular risk assessments.
Contractor & Project Oversight: Source quotes, manage external vendor relationships, and oversee specialist contractors during term-time works and school holiday capital projects.
Security & Emergency Protocols: Oversee comprehensive site security systems (CCTV, alarms, electronic gates) and act as the principal emergency keyholder.
Team Leadership & Development: Lead, mentor, and rota a dedicated team of caretakers and maintenance staff to guarantee seamless daily site coverage.
Sustainability & Asset Tracking: Manage the school's asset register, monitor utility usage to drive energy efficiency, and oversee waste and environmental initiatives.
The School & What’s on Offer
Autonomous Leadership: A respected role offering the freedom to implement long-term improvements and modernize estate operations.
Competitive Salary: A lucrative senior salary package ranging from £34,000 – £40,000 per annum (commensurate with experience and qualifications).
Benefits & Security: Full-time, year-round contract featuring a generous holiday entitlement, robust pension scheme, and free on-site staff parking.
Growth & Training: Dedicated budget and support for professional certifications (such as NEBOSH, IOSH, or IWFM).
Candidate Requirements
Proven Experience: Extensive background in facilities management, estate operations, or building services management (education sector experience is highly desirable).
Compliance Knowledge: Sound, up-to-date knowledge of UK building regulations, health & safety legislation, and school compliance standards.
Management Capability: Demonstrated ability to lead, organize, and inspire a hands-on maintenance team in a fast-paced environment.
Practical & Technical Skills: Excellent diagnostic skills for building faults, alongside strong IT literacy for logging compliance data and managing helpdesks.
Mandatory Clearance: An enhanced DBS check registered on the Update Service (or preparedness to complete a check prior to commencement).
