Salary: £40,000 - £45,000 - 37 hours per week

The Vacancy

We're looking for an experienced and motivated Voids Team Leader to lead our voids maintenance team and help us prepare homes for new customers as quickly and efficiently as possible. This is a key operational role responsible for managing a team of trades operatives, coordinating repairs, and ensuring properties are compliant and meet our Lettable Standard while delivering excellent customer service and value for money.

As our Voids Team Leader, you'll play a vital role in ensuring empty properties are repaired, maintained, and ready for new residents. Working closely with colleagues, contractors, and customers, you'll lead a dedicated team focused on delivering safe, efficient, and high-quality void repairs.

Role purpose

To be responsible for the delivery of repairs in all void properties, ensuring homes are returned within agreed timescales and that all works meet the required Lettable Standard.

What's the role?

Key Accountabilities:

• Lead, manage and motivate a team of Voids Operatives to deliver an excellent repairs service.
• Coordinate repair works to void properties, ensuring efficient turnaround times and effective resource planning.
• Ensure all works are completed to the Lettable Standard, within agreed budgets and timescales.
• Recruit, develop and support operatives, promoting high performance and continuous improvement.
• Monitor performance and quality standards of both internal teams and external contractors.
• Work collaboratively with the Voids Surveyor and Housing teams to maintain key service level agreements and achieve key-to-key targets.
• Investigate and respond to void-related complaints and customer enquiries.
• Participate in the out-of-hours duty rota, including evenings, weekends and bank holidays.

What are we looking for?

Essential:

• Experience managing a multi-disciplined team of trades operatives, ideally within a social housing environment.
• Strong leadership skills with the ability to motivate, coach and develop others.
• Excellent planning, organisational and problem-solving abilities.
• Strong customer focus with effective communication and relationship management skills.
• Good IT skills, including the use of Microsoft Word and Excel and repairs management systems.
• Full clean driving licence.
• Ability to obtain and maintain a satisfactory DBS check.

Desirable:

• Construction-related qualification or experience within one or more building or maintenance trades.
• Knowledge of repairs and maintenance services within social housing.
• Experience of managing contractor performance and service improvement initiatives.
