Our company is looking for a Senior Property Manager to join our team.

Responsibilities:

  • Dealing with leaseholders’ enquiries appertaining to the development;
  • Manage portfolio in accordance with RICS Codes of Practice, ARMA rules;
  • Managing their tenants/occupiers;
  • Managing internal Building Manager’s and Facility Manager’s;
  • Sourcing Contractors to undertake both on going and one-off maintenance works as well as emergency repairs and monitoring their work;
  • Assist and support the Head of Property Management;
  • Manage maintenance of leasehold properties, and assist with the project management of associated internal and external works;
  • Dealing promptly and courteously with all communications from landlords, tenants and contractors;
  • Leadership and development of junior team members;
  • Effectively manage any insurance claims;
  • Oversee financials such as budgets and accounts, and present relevant reports to clients;
  • Negotiating tenancy renewals, collecting rent and dealing with late payments;
  • Running monthly reports;
  • Regular visits to properties in your portfolio to ensure standards are maintained;
  • Ensuring that service charge and ground rent invoices are processed on receipt and funds are reserved as necessary.

Requirements:

  • Ensure company standards are met and maintained at all times;
  • Deal with tenancy and neighbour disputes;
  • Arrange inspections periodically as required and at checkout;
  • Deliver reporting to Operations Director accurately and on time;
  • Conduct New Tenancy Check on all new lets;
  • Ensure compliance in all respects of property legislation;
  • Deal with complex issues personally including disputes & level 1 complaint handling;
  • Deal with housing benefit suspensions and cancellations;
  • Positive client liaison at all times and deliver updates as necessary;
  • Be able to apply initiative and common sense in prioritising a busy workload;
  • Experience of managing onsite staff;
  • Ideally AIRPM/MIRPM qualified;
  • Knowledge of rules, regulations and legislation surrounding property management including Assured Shorthold Tenancies, Section 20 etc;
  • Resourceful and solution focused problem solver;
  • A UK registered driving license.
