We’re looking for a skilled and experienced Damp, Mould & Condensation Supervisor to lead our team on a social housing contract in Glasgow .
This is a hands-on supervisory role, combining leadership responsibilities with practical trade duties. Working across occupied and void social housing properties, you’ll oversee the delivery of planned and reactive repairs, maintenance, and damp, mould and condensation work, ensuring they are correctly diagnosed, completed safely, within required timescales and to a high standard.
You’ll spend time both in the field and in the office, coordinating operatives and subcontractors, monitoring quality and performance, and ensuring works are delivered in line with contractual requirements and health and safety standards.
A key part of the role will be ensuring homes are safe, compliant and ready for residents, while providing clear communication and a high standard of customer care. You’ll play an important role in supporting residents and delivering a positive impact within the community.
Duties
- Supervise the day-to-day delivery of planned and reactive maintenance, including damp, mould and condensation inspections, treatments and associated remedial works across occupied and void properties.
- Carry out practical trade works where required, working alongside operatives and the wider operational team.
- Review job information, survey findings and work instructions before works commence, ensuring the scope is clearly understood and appropriately planned.
- Conduct regular site visits and pre-work, progress and post-completion inspections to monitor quality, progress, resident satisfaction and compliance.
- Identify signs of damp, mould, condensation, water ingress and building defects, ensuring the underlying cause is addressed rather than relying solely on surface treatment.
- Coordinate operatives and subcontractors across joinery, plastering, plumbing, ventilation, roofing, decoration and mould-treatment works.
- Allocate resources, operatives and work effectively, managing priorities, appointments and contractual timescales to minimise disruption to residents and meet service targets.
- Monitor productivity, workmanship, attendance, conduct and performance, providing day-to-day guidance, coaching and support to operatives and addressing issues where necessary.
- Deliver toolbox talks, daily briefings and on-site coaching, identifying training needs and supporting the ongoing development of team members.
- Ensure all works are completed safely, efficiently and to the required quality standards, with corrective actions identified and followed through to completion.
- Ensure follow-on works are raised promptly and tracked through to completion, with jobs only closed once the required standard has been achieved.
- Escalate urgent cases involving serious hazards, vulnerable residents, significant water ingress or extensive mould growth.
- Ensure photographs, job notes, measurements, material usage and completion records are accurate, complete and uploaded promptly.
- Identify recurring property defects and provide recommendations for further investigation, planned maintenance or investment.
- Ensure risk assessments, method statements, COSHH information and asbestos records have been reviewed and are followed before and during works.
- Undertake regular health and safety inspections, addressing unsafe acts or conditions immediately and ensuring operatives use the correct PPE, respiratory protection, equipment and treatment products.
- Promote safe working practices within occupied homes, including appropriate ventilation, containment, protection of residents' belongings and thorough cleaning arrangements.
- Maintain company assets, including vehicles, tools, PPE and van stock, and oversee material usage and procurement to support cost-effective operations.
- Use system reports and performance information to monitor workload, productivity, resource deployment, asset condition and outstanding actions.
- Support the achievement of contractual KPIs, including response times, first-time completion, customer satisfaction, quality, overdue works and documentation compliance.
- Act as a key point of contact for residents, maintaining regular and sensitive communication, explaining works clearly and resolving complaints, access issues and service concerns professionally.
- Liaise with planners, surveyors, housing officers, client representatives, subcontractors, suppliers and specialist contractors to ensure effective coordination and delivery.
- Participate in operational meetings, toolbox talks, training and company meetings, providing updates on performance, workload, risks and outstanding actions.
- Support contract mobilisation, compliance audits, service improvement initiatives, budget control and forecasting, identifying opportunities to improve efficiency and service delivery.
- Ensure HR policies and company procedures relating to attendance, conduct, performance and grievance matters are followed appropriately.
- Provide supervisory cover during periods of absence or increased workload, as required.
- Ensure all activities reflect company values, maintain a professional image and deliver a high standard of service to residents and clients.
- Carry out any other reasonable duties appropriate to the role.
Role Criteria
- Relevant trade background, preferably in joinery, plastering, plumbing, roofing, ventilation or general property maintenance.
- Experience working within repairs and maintenance, social housing or occupied domestic properties.
- Practical knowledge and experience of damp, mould, condensation, water ingress and common building defects.
- Previous experience in a supervisory, team leader or working foreperson role.
- Ability to diagnose building and maintenance issues and coordinate appropriate remedial works.
- Good understanding of health and safety requirements, including risk assessments, COSHH and safe working practices within occupied properties.
- Strong communication and customer service skills, with the ability to engage professionally and sensitively with residents.
- Ability to lead and supervise operatives while remaining hands on and carrying out practical trade duties where required.
- Good organisational skills, with the ability to manage competing priorities, meet deadlines and monitor work through to completion.
- Competent using mobile devices, digital systems and job management software to record and monitor works.
- Full UK driving license
Desirable
- SSSTS or SMSTS qualification.
- Asbestos Awareness qualification.
- COSHH Awareness qualification.
- Training or qualification in damp, mould, condensation or building pathology.
- Face fit testing and respiratory protective equipment (RPE) awareness.
- First Aid qualification.
- Experience working within housing associations, local authorities or other social housing environments.
- Knowledge of relevant housing standards, statutory requirements and contractual response times relating to damp, mould and condensation.
