Maintenance Operative Job Description Template
Our company is looking for a Maintenance Operative to join our team.
Responsibilities:
- Detect and carry out general maintenance tasks, repairs to fabric and finishes, throughout the building;
- Internal touch up and redecorations;
- General basis maintenance (excluding any electrical or mechanical works);
- Initial leak investigations, ascertaining the properties affected and rough location of the leak;
- Carrying out and completing tasks and resolving maintenance issues;
- Maintain the on-site workshop and all tools and equipment in good working order;
- Changing light bulbs, lamps and fittings, in the amenity space or car park;
- make sure that all of these areas are properly maintained and kept in good working order;
- mainly be at our Coventry Site but there will occasionally be a requirement to travel to our other sites in Wakefield, Otterbourne and Hawarden;
- Provide support and assistance to PPM and other contractors on site;
- Report defects (equipment, building, lighting and fabric) to the Resident Services Manager;
- To perform any other related activity, as directed by the Resident Services Manager, necessary to fulfil the purpose of the role as described above;
- Carrying out general maintenance and planned preventative maintenance tasks as required;
- Carry out any painting and decorating work in the apartments, amenity space and car park – internal and external;
- Checking properties prior to residents moving in.
Requirements:
- The role will necessitate working outside of core skills so a flexible approach will be required;
- ECITB Mechanical Joint Integrity or equivalent;
- City and Guilds High Risk Confined Space Working NC4 qualification;
- Computer Literate;
- An understanding of the Basis of Safety (BoS) and mitigation measures to prevent a MATTE or MAH;
- Competent Fire Watcher;
- Managing and working with asbestos – Control of Asbestos Regulations 2012 ACoP;
- Excellent communication and interpersonal skills.
