Our company is looking for a Block Property Manager to join our team.

Responsibilities:

  • Management of onsite site, Concierge and/or Estate Manager;
  • Organise appropriate work to resolve enquiry, gaining approval from landlord where cost might exceed preset spending limits;
  • Managing insurance cover at the building, including insurance claim processing, extending to;
  • Attending AGMs/Shareholders Meeting or as defined;
  • Monitor progress, ensure timely completion, approve invoice for payment;
  • Oversee financials such as budgets and accounts, and present relevant reports to clients;
  • Ensure that you meet all current property legislation including that within the Landlord & Tenant Act 1985;
  • Ensuring you maintain communication with key stakeholders where required through AGM’s and other avenues;
  • Setting Service Charge Budget for the Financial Year in Consultation with the Client/Directors/Freeholder;
  • Typing of any correspondence necessary to clients/tenants/contractors on any matters needing to be addressed on a more formal basis;
  • Shadow tenders for new business and be part of the mobilisation on any new sites;
  • Attending site as necessary and meeting contractors to obtain quotations for many and varied items of work required;
  • Conducting regular site inspections and overseeing maintenance issues;
  • Ensuring that buildings insurance premiums are paid prior to renewal date;
  • Attending site and inspecting properties as necessary to assess any item requiring attention prior to instructing contractors.

Requirements:

  • 2+ years industry experience;
  • Good experience in block management;
  • Good customer service skills / experience for dealing with difficult situations;
  • Highly Organised;
  • Heavily career focused;
  • AIRPM qualified or studying;
  • Establish and maintain effective relationships with clients, contractors and staff within the company;
  • Excellent oral and written communication with clients, contractors and other staff within the company;
  • Good administration skills with ability to prioritise workload in a fast changing environment;
  • Assist Senior Property Manager and the wider business;
  • Ideally AIRPM/MIRPM qualified.
