Property Manager maintains a portfolio of properties. Directs the buying, selling, and leasing of properties in the portfolio. Being a Property Manager provides information on operating costs as well as the annual budget for the properties. Evaluates records for accuracy, completeness, and compliance with policies. Additionally, Property Manager may manage commercial, industrial, or residential properties. Requires a bachelor’s degree. Typically reports to top management. The Property Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes. To be a Property Manager typically requires 5 years experience in the related area as an individual contributor. 1 to 3 years supervisory experience may be required.

Responsibilities:

  • Managing and arranging gas safety renewals, EICR’s, PAT’s and EPC renewals;
  • Agreeing lets, dealing with contractor projects, reference and let progression, booking viewings and providing feedback;
  • Ensuring all properties have a valid Gas Safety, EICR and PAT;
  • Processing applications for properties, ensuring all aspects are compliant and the property is ready for tenants to take up occupation;
  • Inventory;
  • Managing cleaners for the properties;
  • Updating both landlords and tenants;
  • Ensuring all portfolio team members are up to date with updating the property spreadsheets, GSC and weekly rent arrears list and white boards;
  • Leasing with Landlords and Tenants daily;

  • Coordinate maintenance schedule with Maintenance Coordinator;
  • Regular building inspections;
  • Liaising with landlord, tenants and releasing deposits;
  • End of tenancy procedures;
  • Handle your own workload, keep on top of any issues and prioritise jobs as necessary whilst constantly liaising with maintenance personnel.
