Head of Asset Management Job Description Template
Our company is looking for a Head of Asset Management to join our team.
Responsibilities:
- Leadership and strategic management of the Asset Management Team within the Property and Major Programmes Division of the Place Directorate;
- Acquire new assets and dispose of assets surplus to the Council’s Requirements;
- Be responsible for the facilities and contractor management relating to the portfolio managed;
- Oversee refurbishment projects;
- Collect and update Stock Condition information and develop long term plans and specific projects to meet the client’s obligations to all stakeholders;
- Approve service charge year-end reconciliations in accordance with client instruction;
- Take responsibility for taking the appropriate action in response to any legal notice received in relation the managed portfolio;
- Providing relevant due diligence on current and perspective tenants across the portfolio;
- Overseeing disposals and new lettings;
- Ensure credit control targets are met for rent and service charge collections;
- Take responsibility for compliance relating to sites under management, acting on any issues relating to non-compliance and escalated issues;
- Ensure the portfolios Health and Safety is compliant;
- Leasing of buildings not fully occupied;
- Optimisation of sites through site consolidation or identification of excess land holdings in existing portfolio;
- Management of the entire portfolio properties across the UK and Europe.
Requirements:
- Experience of financial management, budget monitoring and control;
- Experience of building and maintaining positive working relationships;
- An understanding of the major challenges and opportunities facing local government in relation to asset management;
- Experience of managing external providers of professional services;
- Significant experience of managing an Asset management service within an inner city environment;
- To be able to work evenings and weekends with appropriate notice;
- Must have good working knowledge of IT systems, including MS Office, MS Project and dedicated Asset Management programs;
- Must be a Member of the Royal Institution of Chartered Surveyors, specialising in valuation, development or property management;
- Extensive experience of managing staff within a performance management framework;
- Some experience of Industrial property;
- 8 – 12 years of proven experience in Asset Management;
- Team management experience;
- MRICS qualified;
- Management experience of assets outside greater London is crucial;
- UK and European experience is essential.
